The Landmarc building will soon be home to office space, 30 apartments, some of which will be two stories, a rooftop restaurant and much more, something the project managers say will be unlike anything you've ever seen in downtown Utica.
Demolition of the former HSBC building in downtown Utica began back in January. 90 dumpsters later, it was no easy feat.
"The copper roof drains were stolen out of it so all of the water drained in through the building, extensive mold damage, extensive water damage throughout so we had to do an insane amount of mold remediation throughout, we did dry ice sand blasting to clean out all of the mold,” said Francis Pezzolanella, Vice President of Pezzolanella Construction.
The Landmarc building is now mold free and ready for the construction phase.
"The first floor is all commercial space, we have a significant tenant that's moving in on January 1st, the rest of it will be all commercial space, second and third floor is going to be apartments we've got 30 apartments going in on the second and third floor and then the fourth floor which we're currently building now, you can see the steel going up here, that will be where the restaurant will be,” says Pezzolanella.
The future seafood restaurant, bar, lounge and rooftop terrace will overlook downtown, an area Pezzolanella says is perfect for the Landmarc building.
"It's the most important area of this city and we need to get people down here after business hours, there's plenty of activity down here during the day nine to five but we need people living and doing stuff downtown the rest of the time,” said Pezzolanella.
If the project stays on track construction is expected to be complete by 2016.
The total cost of the project is about 6.3 million dollars. A website will be up and running in a few weeks to give people more information on when apartments and space will become available to keep tracking the progress.
